I'm going to answer these questions along with many others you may have as I explain from start to finish the steps needed to buy a home. Preparation is the first step of the home buying process which combines three mini steps into one, mainly because they are all done simultaneously. The first part is to get pre approved. Once you've been pre approved and know what your price range is, you're likely going to want to start looking. The natural next step would be to conduct an online search to see what houses and neighborhoods fit your price range. Once you start searching online, you're likely to see 50, 100 or even more properties that fit your criteria. Along with an online search, most of my clients like to drive the neighborhoods to get a feel of the area they're looking at from their computer to help narrow their search even further...this would be what I consider the third part of step one. In step two of the home buying process, you begin to go and look at the interior of properties. As you go and see these homes you'll start to get an even better idea on how to narrow your search even...

Home Buying tips by Eric: gift funds
Buying a home? Using gift funds? Great! Congrats on the home buying!! Getting pre-approved, and providing all the documentation can sometimes feel a little overwhelming. If you’re presented with the opportunity to get a gift of funds to help you, that can be really beneficial! All purchase loans will allow a gift of funds to help you with closing costs and down payments. If you’re able to use them, then go for it! It’s important they are added to the transaction efficiently and here’s how that works. The family member/friend who’s offering you the gift funds, will be required to wire the funds directly to the escrow account involved in your transaction. This way, we only need the wire receipt and a signed gift letter from them, and will not need to bother for any bank statements, and other verification documentation. Refrain from depositing the funds directly to your account. If you do that we will need to source the funds, and track where it was from, and need the recent 2 months bank statements from the account the money came from. That can be a little annoying, and uncomfortable for the donor. There are also Grant programs available to help you, and these programs act as gifts from the State of California, and other states in the nation. If you qualify, you can receive a grant and never pay it back, since it’s not a loan. If eligible, you can have a 5% grant for free! On a loan...

Home Buying tips: Where to find a loan officer
Finding a Loan Officer, and know if they are right for you can be a little daunting. Take a minute to research the loan officers in your area. Zillow will usually have reviews, Yelp as well. Google is a hot bed for loan officer marketing too. The bigger online presence, the greater the experience the Loan Officer has, and the better chances you'll have for a great relationship with them. Loan Officers like myself are looking to build a long term level of communication, and business relationship with you, so please take the time to interview, and work with the best one in your area!
